Office & Space Clearance

with refurbishment up to handover

Prime Facility Services clears offices and commercial space for property managers and companies in the Rhine-Main region and nationwide, with a fixed-price quotation, a waste disposal certificate and, on request, refurbishment up to handover.

Occasions

When to call us

We agree every clearance with you in advance: which items stay, what is recycled and in what condition the space is to be handed over.

Whether it is an office clearance after a move-out or a clearance on a change of tenant: we work exclusively for property management companies, asset and property managers and businesses.

  • Office and commercial space after a move-out

Complete or partial clearance of offices, practices and commercial units, for example when closing an office or relocating.

  • Tenant changes in managed properties

Clearance of flats and units on behalf of the property management company when items are left behind after a move-out.

  • Cellars, storage and ancillary areas

Clearance of cellars, storage areas, archive rooms and communal areas once approved by the management company or owner.

  • Clearance before refurbishment or sale

We clear the space so that tradespeople, surveyors or buyers can use and inspect it without obstacles.

The two services complement each other. Which one fits depends on the occasion:

  • Waste Disposal & Clearances

Clearing cellars, lofts and communal areas, also on a recurring basis for property management companies, plus bulky waste and sorting by material type. Go to Waste Disposal & Clearances

FAQ

Frequently asked questions about office and space clearance

Process and duration

How long does an office clearance take?

That depends on the floor area, volume, access, dismantling work and the share of special waste. Floor level, lifts and walking distances also play a part; we agree the schedule with you in the quotation.

Do you also handle refurbishment?

Yes, on request up to a broom-clean handover, together with specialist partner companies and with one point of contact. After the clearance we coordinate, for example, drywall, painting and decorating; the scope is set out in the quotation.

When will I hear back?

We will get back to you within two working days. We then arrange a site visit or work from your photos.

Costs and commissioning

What does an office clearance cost and what does the price depend on?

The price depends on the volume and type of items, the effort for dismantling and transport, and the required disposal and recycling routes. After a site visit or based on your photos, we prepare a fixed-price quotation per property. The quotation states the assumptions about the scope; extras such as skips or a temporary no-parking zone are listed separately.

Who commissions and pays for the clearance when tenants change?

Usually the property management company or the owner commissions the clearance, and we invoice the client. Whether costs can be passed on to the previous tenant depends on the lease and tenancy law. This is for you as landlord or property manager to clarify; we do not provide legal advice.

Which properties do you clear?

Offices, commercial units, cellars, storage and ancillary areas in the Rhine-Main region and nationwide. For property management companies we also clear flats when tenants change.

Do you also clear for private individuals?

No, we work for property management companies and businesses. We do not offer private household clearances.

Tenant change and handover

May items left behind by the previous tenant simply be disposed of?

That is for the landlord or property management company to decide; as the client, you define the scope of the clearance. As a general rule, items that are not obviously worthless often have to be kept until a reasonable collection period has expired. If in doubt, seek legal advice; we do not provide legal advice.

What does a broom-clean handover mean?

Broom-clean usually means that the space is completely cleared and free of coarse dirt; a deep clean is not included. What exactly is owed is set out in your lease or handover agreement. You can also commission a final clean from our cleaning service.

Do we need a no-parking zone or a permit for the skip?

If vehicles or skips are placed on public roads, a permit from the city or municipality is usually required. Whether this applies to your property and who applies for the permit is something we agree with you in the quotation.

Disposal and certificates

Do we receive proof of disposal?

Yes, you receive a waste disposal and recycling certificate. It documents how the cleared items were disposed of or recycled.

Which rules apply to commercial waste during a clearance?

Commercial waste is governed by the German Commercial Waste Ordinance (GewAbfV): paper, glass, plastics, metals, wood and textiles must generally be collected separately. The obligation to collect separately and keep records lies with the waste producer or holder. This is general information, not legal advice.

What happens to files and data carriers?

Files, data carriers as well as electrical and hazardous waste are kept separate from the rest of the clearance and disposed of properly. We agree with you before the clearance which items this applies to.

Is there proof that files and data carriers have been destroyed?

Whether a destruction certificate is needed, and in what form, is something we agree with you in the quotation. It is common practice to review files and data carriers before the clearance and keep them separate; your data protection requirements are decisive.
