Services in detail
A caretaker service should spot problems before they grow and deal with small jobs straight away. This requires regular inspections based on a fixed checklist and a clear agreement on what is done in-house and what is reported to specialist contractors.
Together with you, we define the tasks for each property: from inspection rounds and minor repairs to putting out the bins.
For property management companies, it is important that information arrives in full. We therefore agree in advance how defects are reported, above what scope approval from the property manager is required and which specialist contractors are responsible for the property. This way, the property manager keeps track of completed and open items, and tenants and owners alike have a clear point of contact.
Regular inspection (sample checklist)
- Lighting in the stairwell, corridors, cellar and outside
- Doors, locking systems and door closers for proper function
- Escape and emergency routes clear, signage in place
- Fire extinguishers: visual check for presence and inspection label; servicing is carried out by specialist contractors
- Cellars and plant rooms for irregularities such as damp
- Outdoor areas, bin areas and letterboxes
- Meter readings as specified by the property manager

- Replacing lamps
- Tightening or replacing screws, fittings and handles
- Simple repairs that do not require a specialist contractor

- Putting out bins according to the collection schedule
- Keeping bin areas tidy

- Inspections weekly, fortnightly or monthly

- Seasonal tasks, for example before winter or after the leaf season

Do you offer vacant property management for buildings and rental units?
Yes. As part of our vacant property management, we carry out regular inspections, air the building, take care of frost protection, empty the letterbox and report defects. On request, we add mobile patrols by our security service.
